Keeping You Safe & Well
Asbestos
What is Asbestos?
Asbestos is a natural mineral that was widely used in UK buildings until the late 1990s for its strength, fire resistance, and soundproofing qualities. If your home was built before 2000, it may contain asbestos.
When asbestos materials are damaged or deteriorate, they can release fibres into the air. Breathing in these fibres over a long period may cause health issues. However, asbestos-related diseases are rare and usually result from prolonged exposure to high levels of fibres.
Where Might Asbestos Be Found?
Asbestos may be present in the following areas:
- Cold water tanks
- Pipe lagging
- Roof felt, tiles, and sheets
- Textured coatings (e.g., Artex)
- Fascia and soffits
- Toilet cisterns
- Wall panels
- Fuse boards
- Boiler or heater cupboards
- Floor tiles
- Guttering and downpipes
What We Do
We prioritise the health and safety of our customers and staff by:
- Surveying communal areas to monitor the condition of any asbestos materials, as required by law.
- Maintaining an asbestos register with details of where asbestos is found and its condition.
- Responding to concerns: If asbestos is suspected during a repair or reported by you, we may carry out a survey and testing, which could delay the repair.
- Managing removal safely: Damaged or high-risk asbestos will be removed by trained professionals, in accordance with regulations. Asbestos in good condition is not normally removed.
Asbestos questions:
Think there’s asbestos?
If you suspect any materials in your home contain asbestos, please contact us. We’ll arrange for a surveyor to inspect and advise on next steps.
Can I remove it myself?
No – asbestos must only be removed by licensed professionals. Please don’t attempt to do it yourself.
Should I be worried?
Not necessarily. Asbestos isn’t harmful if it’s in good condition and undisturbed. The risk only arises if fibres are released. If you’re unsure, get in touch – we’re here to help.
