Frequently asked questions

Do you furnish your properties?
Properties are let unfurnished, and white goods are not provided. Flooring is provided in the kitchen and bathroom/WC. Flooring in other rooms may be gifted depending on its condition; otherwise, tenants are responsible for providing their own.

What type of tenancy do you offer?
We offer Starter Tenancies for the initial year, which are then converted to an Assured Tenancy, provided there are no tenancy breaches.
We also have a few intermediate properties that are let on an Assured Shorthold Tenancy.

How much will the rent be on my property?
Rents vary depending on the property size and the area the property is in.  If we have a vacancy that we believe would be of interest to you, we will send you the details and rental price at that time

Do I need to pay a deposit?
We don’t ask for a deposit; however do expect the first month’s rent to be paid in advance at sign-up.

Do I have to pay a service charge?
Shared accommodation and flats will have a service charge. We will provide details of the costs if you are being considered for a vacancy.
Generally, there is no service charge applicable to our houses.

Are utility costs included in the rental charge?
You will be responsible for your own utilities and council tax, and these are not included in the rental charge except for shared accommodation, where it is paid as part of a service charge.

How long will I have to wait to be offered a property if I am accepted onto the waiting list?
As a small housing association, we have limited availability, especially of larger and family-sized homes. Unfortunately, we cannot provide a timeframe as to when an offer might be made for any property. Acceptance onto the waiting list does not guarantee an offer will be made.

How do you prioritise applicants and applications?
We operate a banding system to prioritise applications, with length of time on the waiting list also considered.
