The Tenant Satisfaction Measures (TSMs)

TSMs are a set of standards that help tenants evaluate how well their social housing provider is performing. These measures cover areas like overall satisfaction, repairs, and communication. If you’re a tenant in rented social housing, TSMs provide transparency about your landlord’s performance and hold them accountable. Every social landlord is required to comply with this requirement as part of the Regulator of Social Housing’s consumer standards.

This is the first year that landlords are required to report on their TSM results for 2023/24. Teachers’ TSM result is below:

We are required to also share our survey methodology and questions used in the survey. For more information, see the documents below:

Our chief executive, Guy Robinson, shares his commitment to improvements as a result of the TSMs:

“I am advising you that today, on 28 June 2028, we are publishing the results of our Tenant Satisfaction Measure (TSMs) on the Teachers' HA website. These include a range of indicators that demonstrate how we are engaging with our tenants and the service delivery performance of services that we provide to you.

I personally, and the Teachers' HA Senior Management Team and Board, welcome and fully support the approach taken by the regulator.

Our results highlight positive areas of performance, but also areas that we must prioritise for quick improvement. Communication is a theme that comes through the results and through my visits to schemes and tenants. Consequently, one of my immediate priorities is to strengthen our communication with you as tenants. Work is already underway to produce a new strategy and action plan to ensure this is delivered, and we will be consulting with you about this in due course.

Whilst there are areas for improvement, my overall impressions of the organisation are very positive. It's clear that Teachers' HA have a long track record of providing good quality accommodation to our tenants, and that we have excellent staff that are committed to the work they are doing.

I am personally committed and determined to ensure that Teachers' HA continue to provide good quality housing and will ensure we are focused on strengthening the communication and relationship with our tenants.”
